In 5 years Nagpur is expected to become a big warehousing center of India. Post 1Apr2017, once GST is implemented, a lot of companies are expected to take up warehouses here, Nagpur being the center of India with traffic of North-South & East-West of the country passing through it.

The government has taken Village Gondkheri at Nagpur which is not far from Hingna Industrial Area for warehousing development. The Outer Ring Road of the city also passes through it.

New warehousing development is already taking place in this area and on Gondkheri-Kalmeshwar road. As per market rumors, the current transport area at Wadi will eventually shift here as Wadi is now almost part of Nagpur City.

 

This Gondkheri Improvement Scheme is to be executed in PPP mode and land owners will get back developed commercial land with proper approach roads in place of their agricultural lands. FSI will be 1.5. Whenever the landowner decides to put his land to commercial/ residential use, he will need to pay an amount of Rs 50/sq foot towards development of roads.

Land rates about 1-2 kms off main road in Gondheri range around Rs 18-30 lakhs per acre and on main road over 1 crore per acre. On Gondheri-Kalmeshwar road the prices are said to range around 30- 40 Lakh per acre.

The DCR (Development Control Rules) are expected to be made shortly, they specify the various uses the land can be put to, the area which one needs to leave from the compound before constructing etc.
